Can I show a room for rent when my roomate is still occuping the room?

Okay I have this room that a guy rented and he gave me 30 day notice, so he is leaving. Is it against some law or anything like that to show the room when he still lives there? I really need to rent the room so I have somebody as soon as he leaves and he is not being to flexible. I was just wondering if I can show the room, him beeing there or not. Can I tell him that he should leave his room unlocked when not there so I can show?

If you didn’t include it in an agreement before he moved in then no he doesn’t have to allow access to his room. If you talk to him & ask if it would be ok and he gives his permission then it’s fine.

I think this works just like any other rental. You give 24 hour notice that someone will be looking at the room.
